Banlicken is a unique and remote property, once part of an ancient clachan (farming community) and now standing alone in an outstanding location on the side of a heathery hill on the west coast of Arran and with fabulous views across the Kilbrannan Sound to Kintyre. The house successfully combines being in a wild and remote location whilst also being comfortable, contemporary and extremely private. The renovation of the farmhouse and byre has sympathetically turned a Scottish croft into an extraordinary and peaceful haven. As you drive up the farm track to the house with every gate you go through you leave behind the outside world.

A magical and secluded self catering holiday house that sleeps 12 (ideal for up to 6 adults and 6 children, or 6 to 8 adults). In the perfect location for families, romantic couples, or friends wanting peace, quiet and privacy and with easy access to golf, hillwalking, wildlife and birdwatching with access to the beach below and hills behind.

A home away from home, beautifully decorated combining comfort and contemporary with outstanding sea views. The house has a warm, homely decor with rustic charm, creating a comfortable, lived-in feel. 4 lovely bedrooms (including one large family bedroom sleeping up to 5) all with sea views and 3 bathrooms, a large well equipped kitchen, perfect for the keen cook and the dining area is ideal for relaxed meals and get togethers overlooking the sea. A cosy sitting room with open fire, TV, Sky and DVD. Like many country properties on Arran, Banlicken is on a private water supply, which needs to be checked during your stay.

THE MAIN HOUSE
1 x king size bedroom (own stairs), 1 x twin room, 1 x bunk bedroom (bottom bunk is a double bed, top bunk is a single). 1 x shower room
Downstairs there is an entrance porch, large kitchen/dining area, sitting room & bathroom.

THE BYRE COTTAGE
Separate to the main the house, the entrance porch leads to a large family bedroom with a king size double bed, a bunk bed (both singles) and another single bed along with an en-suite bathroom with bath / shower.
THE PLAY BARN
Separate to the main the house, the Play Barn has a table tennis table, bats & balls, table & chairs and sofas offers a perfect extra space & indoor play area regardless of the weather.  
THE GARDEN
Is mainly wild with a stream running through it and a terraced seating area with table and chairs for al-fresco dining. Walk from the garden down the path to the beach below.

KITCHEN & DINING

The fully equipped kitchen includes an electric range cooker with fan and conventional ovens, a 5-ring hob with warming plate, microwave, coffee maker, dishwasher, and washing machine. A pantry with basics, a food processor, and utensils are also provided. The dining area offers seating for 12, with additional child-friendly amenities like a highchair. Ideal for family meals or cooking enthusiasts.

SITTING ROOM

The spacious sitting room features 2 large sofas and chairs, seating up to 8 people. Entertainment includes a 42" satellite TV, DVD player (with a selection of DVDs), Bluetooth music speakers, and a selection of books and board games. The room is complemented by a cozy open fire, with coal and kindling supplied for a warm, inviting atmosphere.

The property offers 4 sea-view bedrooms, including a Master Bedroom with a king-size bed and stunning views of Kilbrannan Sound. The Byre Cottage annex has a family-friendly layout, sleeping up to 5 with a king-size bed, bunk beds, and a single bed. Three bathrooms are provided: a vintage bath with shower, a walk-in shower room, and an en-suite bathroom in the Byre Cottage. All bathrooms come with basic toiletries and are designed for comfort.

GARDEN & OUTDOOR SPACES

The tiered garden offers scenic views, a small burn, a lawn area, and natural hillside with local flora and fauna. Enjoy outdoor seating on the patio (for 10) or relax in the hammock. A path leads to the beach through a natural woodland (steep terrain not suitable for young children or the elderly). Ample parking is available for up to 4 cars outside the house, with additional space on the track.
